History of Land: In
1968, Cinderella City, an auto-oriented urban retail mall, opened for business.
In the 1980s, the Denver Metro Area saw a boom of growth and the development
of large regional malls. The competition from these other malls greatly impacted
Cinderella City and the tax revenue for Englewood. With the tax revenue failing,
city officials embarked upon developing plans for a more prosperous commercial
area. With the extension of the RTD Southwest Corridor Light Rail Line directly
adjacent to Cinderella City, the site became a perfect candidate for a transit-oriented
community center. This transit-oriented city center provided a more sustainable
alternative to the short-lived big-box retail center originally proposed for
the redevelopment. Through a public outreach effort and a team of private partners,
visions of a transit-oriented community center evolved into CityCenter Englewood.
Elements of Good Planning:
CityCenter Englewood contains several elements of good planning.
Transit-oriented.
A pedestrian bridge from the CityCenter connects the site to the Englewood
Station on the Southwest Light Rail Line. Also located in CityCenter is
a 400 bus per/day transfer station with commuter parking. The CityCenter's
close proximity to both of these transit stations encourages mass-transit
use and pedestrian use within the center, thus reducing dependency on the
automobile.
- Efficient use of
the land. The CityCenter, a redevelopment site, makes good use of a
blighted area. This both creates a better community image and also takes
advantage of the already developed infrastructure.
- Encourages mixed-use
development. At build out, the site contains 438 one to three bedroom
apartments, over 350,000 square feet of retail space (including restaurants,
bookstores, coffee shops, etc.), 50,000 feet of office space, and will house
the City of Englewood Administrative Offices and various other public services.
Public entities at the 134,000-foot center include the Englewood Public
Library, the Englewood Municipal courts, the Museum of Outdoor Arts.
- Design standards
create community feeling. Elements such as a pedestrian friendly design,
mixed-use facilities with diverse tenants, an outdoor performing arts stage,
a fountain, and a public sculpture collection provide public gathering spaces
that create a sense of community.

Weingarten Development, Trammell Crow Residential, Citiventure, David Owen
Tryba Architects, CRNA, George K. Baum, Kutak Rock, RTD, Wal-Mart, Deepwater
Point Company, and Calthrope & Associates.

Englewood Parkway. Located at the northeast corner of the intersection of
Santa Fe Ave and Hampden Blvd.
Status: Construction
of the civic center is completed. While retail and residential construction
continues, some spaces are open for tenants.
